What is FCU cleaning?
FCU cleaning is the deep cleaning of a fan coil unit, the indoor AC unit that cools your apartment with chilled water supplied by the building's district cooling plant.
A large share of Dubai towers, including many in Dubai Marina, JLT, Downtown Dubai and Business Bay, run on district cooling from providers such as Empower and Emicool. In these buildings the cooling is central, but the FCU inside your apartment is your responsibility to keep clean.
An FCU has four parts that collect dirt: the filter, the chilled water coil, the blower wheel and the drain pan. When any of them is dirty, the apartment cools slowly and the air can smell damp.

How often should an FCU be cleaned?
Clean the FCU filter every 1 to 3 months and book a full FCU deep clean every 12 months. Buildings with high dust or humidity may need it every 6 months.
Does FCU cleaning stop water leaks?
In most cases, yes. Leaks usually come from a blocked drain pan or drain line, which we clean and flush during the service.
Is FCU cleaning the landlord or tenant responsibility?
District cooling plants are managed by the provider and the building, but the FCU inside your apartment is usually maintained by the landlord or tenant as stated in the tenancy contract.
